How Proposition 19 Impacts Home Sellers in San Diego
If you’re a long-time homeowner in San Diego, Proposition 19 may significantly affect your decision to sell.
Under current California law, homeowners who are 55+, severely disabled, or victims of wildfire or natural disaster can transfer their existing property tax base anywhere in California when purchasing a replacement home. This can be done up to three times for eligible homeowners, provided the new home is purchased within two years. Even buying a more expensive home is possible, with an adjusted tax basis.
For many San Diego sellers, this creates flexibility to downsize, relocate, or move closer to family without losing historically low property taxes.
However, Prop 19 also changed inheritance rules. To retain a parent’s tax base, a child must use the home as their primary residence, and limits apply. Non-primary residences are typically reassessed at current market value.
