Selling a Home? Preparation Matters
One thing I've noticed after 28 years of selling homes throughout San Diego County is that preparation matters.
I've seen many situations where two very similar homes hit the market at about the same time. One seller took the time to paint, declutter, freshen the landscaping, and tackle a few deferred maintenance items. The other decided to sell the home exactly as it was.
Time and time again, I've seen the property that was prepared for sale attract more buyers, generate stronger offers, and ultimately sell for a higher price.
Buyers notice things. They notice the fresh paint, the clean windows, the tidy landscaping, and whether small repairs have been handled. Just as importantly, they notice when those things have been ignored.
That's why I tell my sellers that preparation isn't about creating perfection. It's about creating confidence. Buyers want to feel good about what they're purchasing, and a well-maintained home helps them do that. The good news is that most homeowners don't need to spend a fortune preparing their home for sale. It's often the simple things that have the biggest impact.
Even if you're not planning a move anytime soon, it's something worth keeping in mind as you make decisions about your home while your living there.
