A Modular-Hybrid Custom ‘Treasure’ Sparks New Life for a Napa Silverado Trail Property

From smoke and ash, a new $15 million modular-hybrid custom home rises and breathes new life into a Napa Valley property destroyed by the 2017 Atlas Fire. The 5,815-square-foot “treasure,” recently completed by Del Mar Restoration and listed by Cyd Greer and Erin Lail of Coldwell Banker Brokers of the Valley, rests atop a hill overlooking the Silverado Trail and 42 acres of the Chimney Rock Winery in the fabled Stags Leap District.

“The views are unparalleled and span from Mt. St Helena to the north to San Pablos Bay to the south,” describes Greer. “From almost every vantage point in and around the house, you are in awe of the views.”

The groundbreaking residence represents not only a new chapter for the land upon which it sits but also a new chapter for future luxury development in the Valley. About half of the home is composed of five modular units, and the other half contains a living room, family room and garage, all conventionally built onsite. Both elements were “married” onsite with a large crane and crew in a matter of a few days. The hybrid process allowed for a shorter construction timeline without compromising any high-end features and custom finishes that discriminating buyers would expect, according to Laura Parker, owner and general contractor of Del Mar Restoration. She purchased the property in April 2021 from the previous owners who were also friends.

“I was fascinated by the pre-fab process and wanted to see if we could create the level of quality and finishes you would find in a traditional field-built home,” she says. “With all the supply chain and labor issues stemming from the pandemic, it has become increasingly difficult to build a spec home in a reasonable amount of time.”

She took her idea to Nick Noyes Architecture and his team, who quickly drafted plans for a contemporary abode with a modern-meets-minimalist farmhouse-style aesthetic that celebrated the Napa lifestyle. Anne Sneed Architectural Interiors developed the interiors. As Parker puts it: “Nick is a master of simple lines and timeless designs while Anne creates interiors that are sophisticated but casual.

“The entire project took exactly “one year to the day” from start to finish, says Parker. “A traditional home would have taken at least twice as long or even longer.” A unique time-lapse video by Daniel Wilson and Andrew Greer shows the build taking place. The team cut no corners when it came to finishing details – like the custom built-ins integrated throughout, high-end luxury fixtures or the fire-resistant siding.

The farmhouse aesthetic, expressed in a shiplap exterior, a corrugated metal roof and metal-clad windows and doors, provides the backdrop for a floorplan arranged around entertaining. An open plan family room/kitchen, four bedrooms, a study with attached bath (perfect for work-from-home lifestyles), a wine cellar and large glass doors opening to a pool, spa, bocce court, dining loggia and more promote opportunities for socializing while balancing needs for privacy.

“A lot of consideration went into the areas for entertaining and relaxing,” says Parker. “There is a fire pit in the northerly courtyard and a large outdoor lounge area in the south courtyard. The kitchen is enormous with a separate butler’s pantry for prepping for gatherings or catered events.”

Also on the property: a one-bedroom suite guest house and a nearly 4,000 square-foot modern barn that can accommodate large gatherings, parties, indoor sports courts or antique car storage. “It has so much versatility,” says Lail. The stunning acreage also provides useable land for even more recreational moments – from a pickleball court to hiking trails, a picnic grove, farm-to-table gardening and more. “It’s the complete Napa Valley destination package,” says Greer.

She estimates there are only a handful of other luxury properties priced at the $15 million mark currently available in the Napa Valley, putting it in the top tier of Valley real estate. And the location couldn’t be better. “You’re halfway between Yountville and Napa – basically at ground zero for Napa Valley’s top restaurant and wine-tasting venues.”
